Top of the Hill Orthodontics owners Jason and Abbey Orozco appeared before the Development Review Committee of the Chestnut Hill Community Association on Tuesday, Feb. 18, with plans updated to include an access ramp. The committee supported the Orozco’s request for a use variance to move their orthodontics and pediatric dentistry practice from Top of the Hill Plaza to the former post office building.
The practice first appeared before the CHCA at a Land Use Planning and Zoning Committee meeting on Feb. 6. At that meeting, the Orozcos were asked to address plans for signs, produce plans for an access ramp on Graver’s Lane that had not been included in the initial renderings, set limits to hours and to rent spaces in the nearby Chestnut Hill Parking Foundation Orange Lot to accommodate parking.
The DRC approved the practice’s planned ramp and recommended they could simplify the structure. The committee also backed off the original request to have the practice rent parking spaces, agreeing to have the Orozcos appear before the committee in November to discuss how parking has progressed at the practice. Committee members said they want to make sure neighbors on the unit block of W. Gravers Lane are not inconvenienced by patients visiting the practice. The practice will encourage patients to park in the Orange Lot and on meters on Germantown Avenue.
The committee asked the Orozcos to limit hours to 7 p.m. any two nights of the week and 5:30 p.m. every other weeknight. The practice will not be open on the weekend, but it’s understood that emergency appointments will occasionally take place on weekend hours.
The practice’s sign plans will be presented to the CHCA’s Streetscape Committee in March after appearing before the CHCA Board Thursday, Feb. 20. The board will vote on whether to support the practice’s use variance at that meeting and send a letter to the city’s Zoning Board of Adjustment to indicate the association’s stance on the variance.
